A few words explaining the role of a mortgage adviser may be useful for you as to start to consider your possible property acquisition under the Right to Buy process.
 
If I am advising you, my main responsibilities - as laid down and regulated by the Financial Services Authority -are to ensure that any regulated financial products (primarily mortgages and insurances on you, your family or property are both suitable for your needs and circumstances and affordable.
I have have access to the whole of market for mortgages and wide range of insurers, thereby enabling me to be confident of finding - at least in most circumstances - not only a lender/insurers who will accept you, but will also most suit your detailed needs.
 
In giving advice, it is important (and a clear requirement placed on me by the Financial Conduct Authority) that I understand the detail of your financial and personal position - and that you fully understand the conditions and implications of the regulated products you are provided with.
 
I will help you with your budgeting for your imminent change circumstances, together with providing you with any assistance in negotiating the often slightly tortuous administrative route towards house ownership.
 
I can also assist you in introducing third party providers, such as solicitors (you will need a solicitor to ‘conveyance’ the property to your ownership), who based on considerable past experience I know will provide you with the best and most appropriate service. 
 
Throughout the process we will continue to liaise with all parties involved in your purchase, in order to ensure it proceeds as smoothly and quickly as possible.
 
By using a mortgage adviser representing a regulated network you also have the comfort of knowing that you ultimately have the cover of the Financial Ombudsman Service and the Financial Services Compensation scheme with regard to regulated products, such as mortgages.
